Qualifications

Rental Qualifications & Standards

Thank you for choosing to apply with MAXX Property Management. Please review the rental requirements and minimum standards below before you begin the application process.

Each person 18 years and older will need to complete a separate application and submit a non-refundable application fee of $50.

Valid government issued photo identification: driver's license, military ID, state ID, or passport.

Proof of Income/Employment: The combined gross income of all adults living in the rental property must be 2.5 times the monthly rent and associated fees.

  • Traditional Income:

    • • Applicants must provide verifiable documentation with 2 months of their most recent paystubs.
  • Non-Traditional Income:

    • • Documentation showing Social Security, disability benefits, settlement agreements, alimony, child support, residual income from investments, inheritance, etc.
    • • A signed letter, statements, court orders, or other official documents are required as acceptable forms of income verification for non-traditional income.
  • • If you are relocating with the same job, you must present a signed transfer letter.
  • • If you recently accepted a new job and you do not have 2 months of paystubs, we require a signed offer letter from the recently accepted job with salary and hours. This will need to be signed by both the employer and you as the employee.
  • • If you are self-employed, provide 2 years of the most recent tax returns.
  • • If you are a 1099 contractor, we require last year's 1099 and proof of contract.

Credit History: Applicants may not provide their own credit report.

  • • A credit report will be obtained on all Applicants to verify credit ratings. Income plus verification of credit history will be entered into a score card to determine rental eligibility and security deposit levels. There are three screening results: approval, approval with extra deposit, or denial.
  • • All applications are reviewed using AppFolio, Inc.'s screening services, which include credit reports obtained from Experian. Contact Experian at www.experian.com/reportaccess or (888) 397-3742

Credit Score Requirements:

  • • 650+: Security deposit = base rent
  • • 501-649: Security deposit = 1.5x base rent
  • • 500 or below: Not eligible
  • • Co-signers/Guarantors are required to have a credit score of 700 or higher and will be averaged into the applicant's average credit scores.

Comprehensive Background Check: Prospective residents will be screened against eviction history, national sex offender registries, national watch lists, and national criminal databases. A criminal history will be considered and does not constitute an automatic rejection.

Past Rental History: Applicants must provide the name and contact information for their place(s) of residence for up to the past three years.

Debt to Income: In addition to your income at 2.5X the rent and fees, a review of your monthly debt from the Experian report is considered for all applicants. This debt that estimates all debt payments, plus our monthly rent/fees, must leave you with at least $1000 in income left over each month.


Everyone must complete a pet profile before an application will be considered completed.
If your application is approved, you will be notified via text. We do understand that the time sensitive nature of your application, please be aware that calling our offices can slow down the approval process. Once your lease has been sent out, you will have 48 hours to sign and pay the deposit. If you do not sign within 48 hours, your lease will be cancelled, and the opportunity will be given to other applicants.
SECURITY DEPOSIT: Due within 48 hours of receiving the lease agreement. The lease will not be executed until funds are paid.
RENT AND APPLICABLE FEES: The first month's rent and any applicable fees will be due at least 6 business days prior to move-in via your resident online portal. If you sign your lease less than 6 business days prior to your move-in, then you are required to pay the first month's rent and any applicable fees on move-in day via certified funds
